List with confidence, not guesswork
Online estimates and quick market analyses can miss the details that matter most—updates, condition, layout, lot and the sales that buyers in your neighborhood are actually choosing between. A pre-listing appraisal is an independent opinion of value from a licensed professional who has walked through your home.
Why sellers order a pre-listing appraisal
- Set a list price that attracts buyers without leaving money on the table
- Reduce the risk of a low buyer appraisal derailing your sale
- Support your price during negotiations with a professional report
- Decide which repairs or updates are worth making before listing
- Price unique, custom or rural homes that have few direct comparables

Frequently asked questions
Will a buyer’s lender use my pre-listing appraisal?
Usually not—the buyer’s lender will order its own appraisal. But a well-supported pre-listing appraisal helps you set a price that is more likely to be supported when that appraisal happens.
Is an appraisal the same as an agent’s CMA?
No. A comparative market analysis is a pricing opinion from an agent. An appraisal is an independent, USPAP-compliant opinion of value from a state-licensed or certified appraiser with no stake in the sale.
