FHA Appraisals

Cory Larsen is on HUD’s FHA Appraiser Roster and does FHA appraisals regularly. He knows the HUD requirements well, so problems get flagged clearly and early and the loan keeps moving.

FHA appraisals done right the first time

An FHA appraisal does two jobs. It develops an opinion of market value, and it confirms that the home meets HUD’s Minimum Property Requirements, meaning the property is safe, sound and secure. When an FHA appraisal is missing something or unclear, it usually leads to revision requests, repair conditions nobody expected and a delayed closing. A thorough report from an appraiser who does FHA work regularly avoids most of that.

FHA assignments we complete

  • FHA purchase appraisals
  • FHA rate-and-term and cash-out refinance appraisals
  • New construction and proposed construction for FHA financing
  • Single-family homes, townhomes, FHA-approved condominiums and 2–4 unit properties
  • Appraisals made subject to repairs, plus final inspections once repairs are complete

What FHA appraisers look at beyond value

  • Roof condition and remaining life
  • Peeling or chipping paint in homes built before 1978
  • Utilities on, and heating, electrical and plumbing systems working
  • Attic and crawl space access
  • Safety hazards such as exposed wiring, trip hazards or missing components
  • Well and septic locations on rural properties

Frequently asked questions

How can a seller get ready for an FHA appraisal?

Turn on all utilities, and make the attic, crawl space and every room accessible. Scrape and repaint any peeling paint, especially in homes built before 1978. Fix obvious safety issues like exposed wiring or broken steps. Small items like these cause most FHA repair conditions.

Is an FHA appraisal stricter than a conventional appraisal?

The value analysis is the same. What FHA adds is a check of the property against HUD’s Minimum Property Requirements, and items that don’t meet them may have to be repaired before the loan can close.

If I switch lenders, do I need a new FHA appraisal?

Usually not. FHA appraisals are tied to the FHA case number and can generally be transferred to a new lender while the appraisal is still valid. Your loan officer can confirm the details.
