A second opinion grounded in standards
An appraisal review is a separate assignment in which a qualified appraiser evaluates the quality of another appraiser’s work under USPAP Standard 3. Reviews are used by lenders for quality control, by attorneys in disputes and by property owners who have concerns about a report.
What a review can address
- Whether data, comparable sales and adjustments are appropriate and supported
- Whether the analysis and conclusions are credible and reasonable
- Compliance with USPAP and the intended user’s guidelines
- Desk reviews or field reviews with an exterior inspection, depending on scope
- When appropriate and in scope, the reviewer’s own opinion of value

Frequently asked questions
Is a review the same as a new appraisal?
Not necessarily. A review evaluates someone else’s work. Depending on the agreed scope, the reviewer may or may not develop their own opinion of value.
