Questions

Frequently asked questions

What does a residential appraiser do?

A residential appraiser develops an independent, impartial opinion of a property’s market value. That includes inspecting the home, researching comparable sales and market trends, and documenting the analysis in a report that follows the Uniform Standards of Professional Appraisal Practice (USPAP).

How long does the appraisal inspection take?

For a typical home, the on-site inspection usually takes under an hour. Larger, custom or rural properties can take longer. Report turnaround depends on the assignment—ask for current timelines when you request a quote.

How much does a home appraisal cost?

Fees depend on the property type, size, complexity, location and intended use (for example, a date-of-death or litigation assignment). Contact us with the address and purpose for a fast, no-obligation quote.

Is an appraisal the same as a home inspection?

No. A home inspection evaluates the condition of systems and components for the buyer. An appraisal estimates market value. Appraisers note condition as it affects value, but they do not perform a home inspection.

Why is an appraisal different from an online estimate?

Automated estimates rely on public records and algorithms and cannot see inside the home. An appraiser personally inspects the property and selects the sales that truly compete with it, accounting for updates, condition, layout and location.
