Mortgage & Refinance Appraisals

Purchase, refinance and cash-out appraisals completed by a Certified Residential Appraiser who knows Wasatch Front neighborhoods—so your loan stays on schedule.

Appraisals lenders and borrowers can rely on

Whether you are buying your first home in Eagle Mountain or refinancing a custom home in Draper, the appraisal is one of the most important steps in your loan. It protects the lender, and it protects you from overpaying or over-borrowing. CGL Appraisals delivers clear, well-supported reports that follow USPAP and lender guidelines.

Assignments we complete

  • Purchase-money mortgage appraisals for conventional and FHA loans
  • Rate-and-term and cash-out refinance appraisals
  • Appraisals to support removing private mortgage insurance (PMI), when ordered or accepted by your servicer
  • Single-family, townhome, condominium and 2–4 unit properties
  • New construction and proposed construction (subject-to-completion)

How mortgage appraisals are ordered

Federal appraiser-independence rules require that mortgage appraisals be ordered by the lender or its appraisal management company (AMC)—not by the borrower or real estate agent. Cory Larsen is on the FHA Appraiser Roster and regularly completes new-construction appraisals for national homebuilder mortgage companies. If you are a lender or AMC, add CGL Appraisals to your panel by emailing orders@cglappraisals.com. If you are a borrower, let your loan officer know you would like a local, certified appraiser assigned.

Help your appraisal go smoothly

  • Make every room, the attic access, crawl space and garage accessible
  • Prepare a list of recent updates with approximate dates and costs
  • Share any HOA details, accessory dwelling units or permits you have
  • Make sure utilities are on and smoke/CO detectors are installed

Serving the Wasatch Front

Frequently asked questions

Can I order a mortgage appraisal directly?

For most loans, no. Appraiser-independence requirements mean the lender or its appraisal management company orders the appraisal. If you need a value for another reason—such as pre-listing, divorce or estate planning—you can order a private appraisal directly from us.

Do you do VA appraisals?

Only in southeast Utah. Cory is an approved VA fee panel appraiser for Wayne, Garfield and San Juan counties in southeast Utah. He is not currently on the VA panel for the Wasatch Front, so he can’t take VA assignments in Utah, Salt Lake or Tooele counties. The VA assigns appraisers to each VA loan, so borrowers and lenders can’t request a specific appraiser.

What if the appraisal comes in lower than the contract price?

You and your agent can work with your lender to submit a reconsideration of value with any comparable sales or property details you believe were missed. The appraiser will review the new information impartially.
